Kuwait’s first hybrid outlet mall has been announced and it promises to offer “cutting-edge” entertainment facilities.

Al Khiran is a project of the Tamdeen Group, a Kuwaiti mixed-use property developer, and was introduced to the retail real estate industry at the Retail Congress MENA 2019 in Dubai, the event run by the Middle East Council for Shopping Centres and Retailers.
Although light on specific details of its leisure offering, a statement announcing the whole project described its leisure facilities as “major experience-based components like AI and tech-themed entertainment.”
The mall is planned to occupy 350,000sq.m in the heart of Sabah Al Ahmad Sea City, and alongside the entertainment options is due to provide a home for 300 stores and F&B options.
The mall will sit adjacent to Kuwait’s largest marina with 900 berths, 1.25 km of landscaped park and boardwalk, water gardens and an active amphitheatre boasting a year-long programme of events.
“Tamdeen Group is proud to be launching the first hybrid outlet concept in the region, which aims to satisfy a changing customer and growing demand for great value and heightened experiences,” said Mohammad Jassim Al Marzouq, chairman of the Tamdeen Group.
“The rigorous development in the south of the country has furthered our role in the private sector of strengthening the position of Kuwait as a regional destination for shopping, entertainment and leisure.”
